Associate, Property Preservation (Project Management)
Property Preservation Specialist
Primary Responsibilities
The Property Preservation Specialist will be responsible for engaging and interacting with our preservation vendors to complete specialty services such as lockouts, evictions, violation remediation and occupancy verification. The Property Preservation Specialist may be responsible for reviewing work orders submitted by field vendors, coordinating preservation efforts, and also adhering to all local ordinances by registering properties at the appointed time.
All processes to be completed through aggressive and proactive techniques to maintain solid communication and visibility on all assets within your coverage.
Essential Functions
· Ensure accurate and timely review of properties as they are boarded and determine what services will be needed to ensure vacancy and then maintain and preserve the property.
· Work with management to develop and implement new or revised processes and guidelines and realize process efficiencies and potential gaps created within Preservation department or with designated vendor.
· Serve as primary point of contact to internal and external parties related to one or more business functions in pre/post foreclosure areas to ensure optimal resolution for business unit.
· Order and mange Vacant Property Registrations and de-registration process.
· Work with Hazard Claim Vendor to file claims and repair damaged properties.
· Work with local code enforcement officers to remediate any property violations.
· Responsible for ensuring compliance with directives, both verbal and electronic, from regulatory agencies, CFPB, GSE's, investors and insurers for Default Services functional work groups

Education and/or Experience:
· Bachelor's Degree
· 1-2 years property preservation or mortgage default servicing experience
· Working knowledge of accepted business practices in the mortgage industry and or strong understanding of conveyance claims process and property preservation
· Knowledge of Investor Servicing requirements VA, FHA, FHLMC, FNMA and their systems (i.e., Hometracker, P260, Valeri).
· Knowledge of HUD guidelines.
· Experience working for a bank, servicer, government agency or national field service provider dealing with field vendors/contractors working on residential properties
Qualifications
· Good analytical, written and verbal communication skills
· Detailed oriented and excellent problem solving and organization skills.
· Working knowledge of MS Outlook, Work, Excel and Adobe or Foxit.
· Ability to work independently and as a team player, and adapt to a fluid environment with changing regulations and processes.
